Steps to purchasing a home!

Purchasing a home - one of the biggest purchase/investment you will ever make!!

Home purchasing is not an easy process!  Depending on your unique situation and needs along with the current era of short sales/foreclosures,  you will spend hours, days, months and in some case years before you will purchase and or move into your dream home.  And we have not even touched on the subject of  all the paperwork involved with this process.Do you know what to do? How to go about it?  Where to start?  Are you a fist time home buyer?

But, don’t let this scare you.  Just like with any process, once you break it down to meaningful steps, it becomes easier to understand and handle.  Having said that, here is a summary outline of steps to purchase a home:

1) Figure out  your purchase financing options.  Unless you will be purchasing with all cash! How much can you afford?  Seek a loan professional who can guide/advise you based on your unique financial situation. Ask them to provide you a preapproval letter based on verification of your income, expenses, credit, assets and other required items.

2) Find a Real Estate agent and interview them to see what will they or can do to help you.  Ask for referrals! Go over the purchase process, contracts, disclosures, timeline, expectations, various options etc.

3) Identify your ideal city, neighborhood, schools and property. Drive around the neighborhoods, see what you like, what you don’t like.  Check out open houses in the areas you like

4) Make an offer based on your consultation with real estate agent

5) If your offer is approved, you will be in contract and in escrow.  Your earnest money will be deposited and contingency period will begin. Be in constant communication with your Realtor, your loan/mortgage consultant.  Do not make any major purchases or do anything that will impact your financial situation

6) If offer is not approved and all parties cannot come to terms then you will go back to step #3 and start this process again

7) Once all contingencies are removed, documents are signed and bank has funded the loan and the deed has been recorded under your name, you will then own the house!

Looking for a Best Mortgage Deal?

As you may know that Interest rates are still the lowest in many years.  So when folks are thinking about obtaining a new loan or even refinancing, most will only inquire about the rates that each lender/broker is offering and fail to ask or compare all the fees and commissions that may be tagged on to their total loan package.  So, in the end, they may end up paying much higher amounts in the long run.

Interest rate is only one part of the total loan package.  Don’t just go with whoever quotes you the lowest interest rate.   You need to look at several items including service,  points, fixed or adjustable rate, APR rate, fees, PMI etc…  You want to compare apples to apples.  You have a right to ask about every single item that will be included in your loan.

Department of Housing and Urban Development (HUD) has prepared a Mortgage Shopping Worksheet that you may want to use when comparing loan packages.  This sheet may not cover all the items that may be included as part of the loan package, however, it does cover most of the main items that you want to ask each lender/broker about and then make the best decision in consultation with your trusted loan advisor.

Not just the very first dinner I might add!  This is the 29th year where free hot meal dinners are being provided for anyone who would like to stop by on Thanksgiving day at Bothwell Center in Livermore!

I had a chance to volunteer this year at this wonderful event and it was amazing to see so many folks, seniors, singles, families, veterans just coming in and enjoying a delicious dinner with all the trimmings served by a super team of volunteers.  I must say a big Tank You to all these wonderful volunteers for putting this together and making a difference in our lives.
